ConcretePolyCan1gSILOSeal-Once™ Poly Concrete Masonry 100% Polyurethane is a single component, water-based aliphatic polyurethane. With an elongation of 210%. More durable and with a harder film than acrylic sealers, Seal-Once Poly is an ideal sealer for concrete & masonry surfaces. Polyurethane is the most popular choice as an interior and exterior sealer and environmentally smart. This type of sealer provides superior protection from abrasion, oil, water and many other chemicals to floors. Resists tire marks and is stain resistant. Seal-Once Poly has excellent adhesion with UV absorber for exterior applications horizontal and vertical and is fast drying. Interior floors such as stamp overlays, spray textures, concrete stain, concrete dyes and other decorative concrete applications require a sealer that can protect the design and deliver UV stability so the colors do not fade over time.

Surface must be clean, free of dirt, dust, mold/mildew stains, oil, grease, paint, sealers, curing agents, waxes and any surface contamination. Seal-Once Concrete/Masonry cleaner is an excellent choice to prep concrete prior to applying Seal-Once Poly.  Re-New Concrete removes rust stains, mineral deposits and etches smooth cement based surfaces. Occasionally heavily soiled areas may require a repeat application. When applying our Concrete/Masonry cleaner pressure washing is required. Surfaces must be cured usually 28 days and after hydration is complete. Surfaces must be sound, with no dusting or spalling.
  • Mix with a stirring stick or paint shaker for one minute.

Brushing and Rolling:

Prior to applying Seal-Once Poly we recommend waterproofing exterior concrete/ masonry surfaces with Seal-Once Concrete/Masonry or Multi Surface Concentrate. Waterproofing with Seal-Once will minimize or eliminate efflorescence and extend the life of the top coat. Do not apply Seal-Once Waterproofing with a roller, use brush or sprayer. Seal-Once Poly can be applied with a brush, roller, airless or air assisted sprayer. If using a roller, a 1/2" nap roller cover is recommended. Use a 5 gallon bucket or roller pan applying with the dip and roll method. The correct nap size varies due to surface texture. A 3/4" nap may be required for heavy stamp overlay pattern. Do not pour the Poly onto the floor. Apply liberally and brush out any puddling.

Airless Spraying:

Mask all areas requiring protection. Tip size must be approximately .017" - 019" with a 65-degree fan. Maintain a wet edge between passes. Apply when surface temperatures are between 40°F / 4.44°C and 90°F / 32.22°C.

Recommended Coverage:

Two coats of 4 to 5 mils wet per coat will yield approximately 4 mils dry film thickness depending on the porosity of the substrate. Theoretical coverage for two coats is approximately 178 Sq. Ft. per gallon. Apply in thin even coats and brush out any puddles.


Allow first coat to dry approximately 2 hours before applying the second coat. First coat will dry in 2 hours at 77°F. The addition of a non-slip product may be necessary. Do not apply in precipitation or if precipitation is imminent. Allow the coats to dry 12 hours prior to foot traffic and 24 hours prior to vehicle traffic.

Apply second coat no more than 4-6 hours after first coat, or sanding will be required with 220 grit sandpaper. Maximum cure 7 days.


Clean equipment and brushes with warm, soapy water. Store unused product above 32°F, protect from freezing. Shelf life 12 to 18 months.


Remove dirt and grime by pressure washing. Tire marks can be removed with our concrete/masonry cleaner or a mild detergent. Tire marks made by heavy vehicles with hot tires may discolor the coating which may not be removable

Seal-Once Poly is a minor irritant to eyes, skin, inhalation and ingestion.
  • If splashed onto eyes, rinse with plenty of clean water for 15 minutes.
  • If inhalation irritate mucous membranes, move to fresh air.
  • If splashed onto skin, wash with soap and water.
  • If accidentally ingested, drink two glasses of water and refer to medical personnel. Do not induce vomiting.
